The triangular, truncated pyramid tower is intersected by a podium that contains reception and banking halls, conference facilities, dining and banquet rooms, and a museum.

The two stone walls of the southern, city-facing tower reduce energy consumption by functioning as a heat sink to absorb the harsh Kuwaiti sun during the day and use the stored heat to keep away the cold at night.  An all-glass northern elevation protects the interior from solar gain while providing panoramic views across the Arabian Gulf. At night, the top of the building will glow like a beacon and add a significant presence to the Kuwait skyline.

The Main Hospital building is on a 67,000 m2 area plot, with a total area of approximately 466,000 m2. It has 1903 beds, includes a full range of services and will function as a Trauma Center for the Jahra district. It is organized around a five-story atrium. Major diagnostic and treatment programs and outpatient programs are located on the west side of the atrium. Inpatient bed wings are 14 stories tall, located on the east side of the atrium. Internal service corridors and bridges allow for horizontal inpatient transfer and service functions.

Major departments include: Accident and Emergency with Helipad on the roof and separate Adult and Pediatric treatment areas; over 20 Outpatient Clinics; Outpatient Procedures including Endoscopy, Pulmonary and Cardiology; Radiology and Nuclear Medicine; Same Day Medical observation unit; a modern Surgical suite with 20 OR’s including 2 hybrid rooms; a Women’s Center including Women’s Inpatient beds include Adult, Pediatric and Women’s Center beds as well as 12 unique ICU bed units.

• Dental Clinic is on a 6,000 m2 area plot with a total built-up area of approximately 31,000 m2. It contains one underground level, a ground floor, and 3 stories.

• Regional Health Administration building is on a 1,900 m2 area plot with a total area of approximately 5,700 m2. It contains one underground level, a ground floor and 2 stories.

• Central Utility Plant is on a 8,000 m2 area plot with a total area of approximately 24,000 m2. It contains one underground level, a ground floor and 1 floor.

• Car Park 1 building is on a 15,000 m2 area plot with a total area of approximately 121,000 m2. It contains one underground level, a ground floor and 6 stories.

• Car Park 2 building is on a 9,000 m2 area plot with a total area of approximately 72,000 m2. It contains one underground level, a ground floor and 6 stories.

The scope of works includes;

Civil, Mechanical & Electrical for the Central Utility Plants 1 & 2 and the ancillary buildings including water tanks, treated sewage effluent tank, cooling towers, etc. district cooling system including chilled water pipes, pumps, condensers, etc.

Firefighting system including sprinklers, hose reels, landing valves etc.  Plumbing system including cold water hot water, drainage, and associated works. Metal works such as cable trays. Cladding and steel structure for CUP 1 & 2 – cooling towers, thermal energy storage, electrical sub-stations, fuel oil storage. Domestic water tanks. Central Utility Plants are two identical buildings 27,500 m2 in area and 22 m in height. 18 nos Chillers x 2,000 TR=36,000 TR; 18 Nos. Cooling Towers Cells; 13 nos. RCC water tanks 23,100 m3; TES Tank with 30m Dia. & 15m Height; RO. Plant with in-fluent flow 10,800 m3/day; 1,250 tons steel structure works (roofing); 5 nos. 3.3 KVA Diesel Generators; 8 nos. 415 V Diesel Generators.

The project comprises the designing, construction, testing and commissioning, and maintenance during the defects liability period of the works related to the construction of staff village Bonded Area Phase 1B (12 buildings) at Logistics District of Dubai South.
